South Carolina’s climate makes it especially attractive to common household pests such as ants, spiders, mosquitoes, roaches, and the well-known Palmetto bug (large outdoor cockroaches that may wander indoors, particularly during warm or rainy weather).
Per your lease agreement, please keep the following pest control responsibilities in mind:
- Ongoing Pest Control Responsibility
Any pest issues that arise during tenancy, including but not limited to ants, roaches, bed bugs, fleas, ticks, spiders, or mosquitoes, are the tenant’s responsibility to address and treat.
Tenants are responsible for reporting any suspected termite activity immediately. While termite treatment is not a tenant responsibility, early reporting is critical to prevent damage.
For issues involving mammals (such as mice, rats, squirrels, raccoons, etc.), Marchant Property Management does assist with coordination and removal. These concerns should be reported promptly so we can help address them appropriately.
- Owner-Provided Pest Control
Only a small number of properties include routine pest control provided by the owner or an HOA. If this applies to your home, it will be specifically outlined in your lease. Otherwise, tenants should plan to manage pest control independently.
