If we have not produced a qualified tenant within 60 days of marketing the property and you wish to discontinue your service with us, you can cancel your agreement with no penalties.

Our philosophy is that you should not pay a property management company anything until they are able to produce some results. Our commitment is to do all of the necessary work upfront, without payment. We will aggressively market your property, show the property, screen tenants, secure a lease, collect the security deposit, and do a move in inspection all before we are paid. We will only get paid once we have a qualified tenant that takes possession of the property.
Again, we do not charge any set up fees, marketing fees, or transfer fees. Therefore, our interest is fully aligned with your interest, which is to rent the property for as much as possible and as quickly as possible.
We are extremely confident in our screening process and our tenant selection process. We fully expect all our tenants to honor the entire lease agreement. With our Leasing Guarantee, we will find a you a new qualified tenant for free if the tenant that we put in place does not fulfill at least 9 months of a lease term.

The conditions for our Insurance Protection:
For no extra charge to our owners, we guarantee your home will not be damaged by any approved pet for up to $2,000 above and beyond what the security deposit covers. When we allow a pet into a home, we have vetted that animal almost as much as the tenant. At Marchant Property Management, we like to deal with hot button issues before they become problems. So, we screen each pet, charge a reasonable pet fee, and guarantee that you (the property owner) will not pay out of pocket for pet damage.
