Hi everyone. Brittany here with Marchant Property Management for Talk About It Thursdays. Today, I'm going to be continuing my series on what we do here at Marchant Property Management. For the last few weeks, we've talked about rental analysis, property marketing and tenant screening. Today, I'm going to be going over the importance of the lease. A lot of property owners use a lease that does not protect them or their property, and some people even use a lease that they just find on the internet and it may or may not be legal in their state. At Marchant, we use a 22-page attorney-drafted lease that protects you, the owner, and ensures the property is taken care of. It is critical to ensure that the lease is compliant with the South Carolina Landlord Tenant Laws. We offer easy and quick electronic signatures on our leases and our renewals as well. This eliminates prospects and tenants from continuing to shop for other properties. We collect a security deposit and ensure that the property is professionally cleaned and thoroughly inspected prior to move-ins. You will receive an inspection report from us between 50 and 200 color pictures documenting the condition of your property. That is all I have for today on the lease and the importance of the lease.
