Hi everyone! My name is Anna Arvay, and I am the Business Development Manager at Marchant Property Management. Today, we are going to be tackling our management fees and detailing exactly what is included in each of our pricing plans.
We offer three different pricing plans, but all of them include our full management service. No matter which pricing plan you choose, we handle everything from tenant communication and rent collection to maintenance.
A Breakdown of Our Plans
The Platinum Plan (Our Most Popular Option)
Our most popular option is the Platinum Plan, which has a management fee of 11.9% of the monthly rent. Owners tend to choose this option because it is our most inclusive package.
Lower Fees: It comes with the lowest tenant placement fee—just 25% of the first month's rent—as well as the lowest lease renewal fee at $250.
Included Services: With Platinum, you automatically get professional pictures and a video walkthrough tour of your home. You will also be provided with move-in and move-out evaluations, along with our highest pet guarantee coverage at $2,000.
Premium Protection: Lastly, we will handle all eviction filing, preparation, and court appearances if that ever becomes necessary.
The Gold and Silver Plans
We also offer a Gold Plan at 9.9% of the monthly rent with a 50% tenant placement fee, and a Silver Plan at 7.9% of the monthly rent with a 75% tenant placement fee.
The main difference between these options and the Platinum Plan comes down to the tenant placement fee and the additional costs for services that are otherwise free in the Platinum tier. If you choose Gold or Silver, you will have to pay separately for things like professional pictures, video walkthrough tours, evaluations, and eviction coverage.
Six-Month In-Person Evaluations
One service that is not included in any of our base pricing plans is our six-month evaluation. Each six-month evaluation is $99. For this fee, your property manager will go to the property in person to complete a full evaluation. While the tenant is living inside the home, you will have convenient access to all of these evaluation reports inside your owner's portal, regardless of which pricing plan you choose.
