Preventative Benefits of 6 Month Routine Evaluations

At Marchant Property Management, one of the most important forms of preventative maintenance we offer is our mandatory six-month routine evaluations.
These aren’t just check-ins—they’re a proactive way to protect your property and ensure tenants aren’t causing damage beyond normal wear and tear.
Every six months, we conduct a general evaluation of the home. While we are not licensed home inspectors, this process allows us to catch small issues early—whether it’s maintenance concerns, cleanliness, unauthorized occupants or pets, or anything that could turn into a more serious and costly problem down the line.
This consistent approach helps prevent issues before they escalate and creates accountability, as tenants know the property is being checked regularly.
These evaluations also serve as a great reminder for you, as the homeowner, to stay on top of key maintenance items. For example, in older homes, it may be a good time to schedule an HVAC check to keep systems running efficiently. While this isn’t required, it’s something you can easily coordinate during these evaluations if you choose.
They’re also a great opportunity to address items like gutter cleaning. If we notice buildup during an evaluation, we’ll flag it. And if you’d prefer to have them cleaned regularly regardless, these six-month check-ins are the perfect time to schedule that as well.
