Hi everyone. Britney here with Marchant Property Management for Talk About It Thursdays. Today I'm going to be going over three frequently asked owner questions, and those three questions are should I rent my home furnished? What if my tenant is not taking care of my property? And who is responsible for changing filters? So for the first question, should I rent my home furnished?
Britney:
Typically, tenants that require furniture are not longterm tenants. A vacant rental home will diminish your return on investment, so to avoid a vacancy focus on marketing to a longer term tenant. So you want to typically market your home as unfurnished, the market for a furnished home in Greenville is extremely small.
Britney:
And the next question is what if my tenant is not taking care of my property? If it's noted on the property visit that your tenant is not keeping the property to the required standards, so whenever the property manager goes out to do the routine inspection that we conduct every six months, then a lease violation would be issued stating the items that need to be resolved. If those items aren't resolved within the time frame that's given, which is normally 10 to 14 days, then we would contact you, the owner, to discuss the next option, including a lease termination notice.

And the last question for today is, who is responsible for changing the filters? So the tenant is responsible for changing the filters in your home. We actually have a really awesome program called Filter Easy, where the tenant is mailed the number of filters that they need and the size filters that they need every 90 days to their door. And so, they get this package on their doorstep and that's a reminder to them, "Hey, you need to change your filter." So that's a really great program that we implemented about a year ago and it's been super successful.
