Move in Day! What tenants should expect.

Hi everyone! My name is Kelly, and I am the Leasing Coordinator for Marchant Property Management. Moving into a new home is one of the most exciting experiences, but preparing for moving day can also feel a little overwhelming. At Marchant Property Management, we want every resident to feel fully prepared long before moving day arrives. Shortly after signing your lease agreement and paying your reservation fee, you will begin receiving important emails from our team and our software systems. These updates are designed to make your move-in process smooth, organized, and stress-free. Here is a breakdown of the key systems and timelines you need to know: 

1. The Propertyware Tenant Portal 

One of the first invitations you will receive is for your Propertyware Tenant Portal. This portal will serve as your primary resource throughout your entire lease term. Inside the portal, you can: 

  • Access your lease documents at any time. 
  • View your current account balances and review your payment history. 
  • Securely pay your rent online. 

Having everything in one place makes managing your rental experience simple and convenient. 

2. Property Meld (Your Maintenance Hub) 

Near your move-in date, you will receive an invitation to Property Meld, our dedicated maintenance coordination system. 

Maintenance concerns can happen unexpectedly, and we use Property Meld to streamline communication between residents and property managers. Instead of wondering who to call or email, you can submit maintenance requests directly through the system for faster coordination and real-time status updates. 

3. Your Move-In Day Logistics Email 

A few weeks before your official move-in date, you will receive a comprehensive email detailing everything you need for the big day itself. This is one of the most important messages you will receive from us, so please review it carefully. 

It typically includes: 

  • Utility provider information. 
  • The exact total balance due before moving in. 
  • Instructions for key pickup. 
  • Crucial move-in day reminders. 

Reviewing utility setups, submitting your payments ahead of time, and understanding the key pickup process will ensure a seamless transition. 

4. ZInspector (Your Move-In Inspection Checklist) 

On your actual move-in day, you will receive an email from ZInspector, our digital move-in inspection tool. You will need to download this app to your mobile device. While it may seem like just another form, this checklist is actually one of the most important steps in protecting your security deposit. It allows you to officially document the baseline condition of the home when you first move in. 

Important Action Item: Take your time walking through the property. Carefully inspect each room, take clear photos, and note any existing damage or cosmetic concerns. Your completed checklist must be submitted via the app within 48 hours of your move-in date.

NOTE: THE TEMPORARY LEDGER CHARGE 

To help keep you on track, you may notice a temporary $9,999 charge on your tenant ledger. Please do not panic! This is simply an automated system reminder to complete and submit your inspection checklist within the required 48-hour window. As soon as we receive your completed ZInspector checklist, the charge will automatically be removed from your ledger.
