My name is Anna Arvay and I am the Business Development Manager here at Marchant Property Management.
One of my main roles is helping owners determine the right rental price for their property.
We start by analyzing comparable properties in your areas. So looking at homes with similar bedrooms, square footage, bathrooms, condition, location and amenities.
One of the most important things that we do is look for what they're actually being rented for, and not just what they're listed for.
We're able to run a detailed market report and provide these directly to our owners, so they can take part in this process and see exactly what the market looks like in a more hands-on way.
Typically, we'll pull 2 to 3 reports to establish a realistic price range for your property.
One of the most important aspects of my job is being both honest and transparent.
We always factor in current market conditions and stay within true market value.
Pricing strategically helps eliminate longer days on market, which ultimately reduces vacancy and protects your return.
I strive to keep this in open conversation with our owners, with understanding your goals, your needs, and your expectations, and working together to create a strategy that meets these goals while still being realistic within the current market.
