Today, I want to answer one of the most common questions I get from property owners: How quickly can you lease my property?
Right now, our average time on market is around 40 days. However, this can vary depending on several factors—primarily the type of property, its location, and most importantly, the pricing. As we move into the summer months, we typically see days on market decrease. Summer is one of the busiest leasing seasons, making it a great time for owners who want to lease their property quickly.
That said, one of the biggest factors in how fast a property leases is pricing it correctly from the start. Properties that are competitively priced and aligned with the current market tend to generate more interest, more showings, and faster applications.
That's why we closely monitor performance as soon as a property goes live. If we’re not seeing the level of activity we expect, we'll often recommend a price adjustment every 15 days to stay competitive and help reduce vacancy time.
