Hey everyone. Brittany here with Marchant Property Management for Talk About It Thursday. Today I'm going to be answering three frequently asked tenant questions. Those three questions are, can I use my security deposit as last month's rent? How can I avoid a security deposit dispute when I move out, and what can be deducted from my security deposit? For the first question, can I use my security deposit as last month rent? The answer is no. The security deposit is meant to cover cleaning, carpet cleaning, damages under the lease terms and any unpaid rent or fees at move out. For the second question, how can I avoid a security deposit dispute when I move out? It's simple. Keep great records, be very thorough with your move in inspection report and take pictures prior to moving in.

The last question for today is, what can be deducted from your security deposit? We can deduct any rent, late fees or other outstanding fees, carpet cleaning charges and any damages beyond the normal wear and tear.
